Well, we're now homeowners! No more sinking money into rentals - now it goes toward house repairs! Since we moved in around the middle of September 1998, we've replaced :
- The covered patio roof - discovered a leak when water started pouring in through the top of the door molding
- The cold water holding tank - discovered a pinhole leak when we went downstairs to change the furnace filter
- The bathroom toilet - developed a leak at the wax seal join
- The bathroom sink drain pipe - sprung a leak
- The front foyer roof - discovered a leak when water was dripping from the front closet ceiling
- The 'fudge room' roof - discovered a leak in the flat metal roof
Repairs to be tackled :
- Painting the outside - since the paint is flaking off on its own, prep work will go fast ;) 4 July 1999 Update - due to some recent rainstorms, we've discovered that the house leaks when we have horizontal rain! So this will have to wait until we can tear off all the old siding, put up some plywood, wrap the house, then siding will go up
- Rebuilding the fudge room walls - rotting sills are forcing us to rebuild the fudge room walls - Done!
- The upstairs bedrooms - we're in the process of tearing down the plaster walls, which had water damage from an old roof leak
- The flat roof portion above the bathroom
- Repairing the front enclosed patio area - we can't pinpoint where a small water leak comes from, so it is all coming down
Future projects :
- Refinishing the wood floors in the living and sitting rooms - there they were, under a layer of foam padding and orange/burnt sienna/yellow striped carpet - oak and maple hardwood floors!
- Putting down a proper floor on the second floor - the carpeting was laid over the subfloor
- Kitchen makeover - right now we're living with bright yellow/orange vinyl flooring and dark brown painted cabinets
- Structural support - during the many additions and renovations, some of the supporting floorbeams were cut away and not supported correctly, so the back part of the house slopes. We've started to correct this with some floor support jacks, so hopefully we'll be able to work on the second floor within the next year
Anyway, it's not all bad - the house overall is very nice. Based on several architectural features, we've concluded that it is at least 80-100 years old, with lots of potential.
